Buying an older house in Niagara: what should the home inspection focus on?

Why these items come first
Niagara has plenty of older brick and frame houses in Niagara Falls, St. Catharines and Welland. Worn floors and dated kitchens are easy to see and already priced in. What you can't see is behind the walls and under the floor.
In Yifei's experience, most problems in older houses aren't hidden on purpose. On one house he sold, the inspection found a cracked main drain. The basement was unfinished, and without an inspection nobody would have known.
Inspection checklist
| Where | What to check | Why it matters |
|---|---|---|
| Basement | Water stains, wall cracks, musty smell | Leaks keep costing money |
| Main drain | Cracks; scope it with a camera if needed | It's underground and invisible day to day |
| Wiring | Knob and tube, old electrical panel | Some insurers won't cover it |
| Plumbing | Galvanized steel pipe, old valves | Corrosion, leaks, low pressure |
| Roof and attic | Shingle age, daylight in the attic, mould | Rain and snow get in from above |
| Chimney | Cap, mortar joints | Water runs down the flue into the walls |
| Furnace, water heater | Age; is the water heater a rental? | You keep paying the rental after closing |
A few small signs point to bigger issues: flickering lights often mean old wiring, loud footsteps upstairs can mean gaps between beams and floor, and a shower that drips on its own is an old pipe or valve problem.
Extra steps for a winter inspection
- If snow covers the roof, ask when the shingles were replaced and for the invoice. Get into the attic: daylight, mould and nail holes show up there.
- You can't run the air conditioning, so ask its age and for service records.
- Check outdoor taps and basement walls for signs of freeze damage.
- Inspection reports don't catch everything. Yifei once reviewed a report and added four issues it missed: mould on the garage ceiling, galvanized pipe running outside, mouse droppings in the electrical panel, and a water stain near the main water meter. Walk the house with the inspector.
What Yifei has seen
Yifei once sold an older building in Toronto. Right before closing, the insurer refused coverage because of knob and tube wiring, and rewiring cost over $20,000. It comes up in Niagara too: on one older listing, a buyer told their agent after a showing that knob and tube was a deal breaker.
Water problems are even more common. One inspection found a basement leak, either a wall crack or a drain leak, mould in the attic, and a cracked main pipe in the basement; a plumber went out the same day. On another older house, the leak turned out to come from the chimney: the metal cap wasn't sealed and the mortar along both sides had loosened, so water ran down the flue behind the wall.
Yifei also heard about an older house in Welland with serious foundation trouble, on its third leak. The basement finish basically had to be redone, and much of the wiring wasn't up to code. A house like that isn't off limits. You just need to know what the repairs cost and build that into the price.
Frequently asked questions
Can I buy a house with knob and tube wiring?
Yes. Ontario's Electrical Safety Authority (ESA) notes that existing knob and tube wiring isn't made illegal by the newer electrical code, but many insurers won't provide or renew coverage on homes with it. First ask two insurers whether they'll cover it and on what terms, and have a Licensed Electrical Contractor assess the wiring and quote a rewire. Put that cost into your offer.
The roof is under snow. What now?
Ask when the shingles were replaced and for the invoice, and go into the attic. Put the seller's statement about the roof's age in the offer, and have a roofer look again in spring.
Ask about your own situation
Every older Niagara house has its own problems. To figure out which one is worth an offer, or whether an inspection finding means a repair or a price cut, reach Yifei (RE/MAX) at efay.ai.
